We are moving at Michael Johnson-gold-shoes pace, announcing neighborhood defining restaurants or retail shops seemingly every week. Taking a moment to pick our head up out of the fox hole to assess the diligent work the team has accomplished over the past few quarters seems like a good idea. We sent our neighbors over at AMB Sports and Entertainment a quick update over the past 30 days and quickly realized, dang, that’s a lot of stuff, let’s write a post on the last six months. It’s one thing to see Instagram or LinkedIn updates announcing new tenants but when viewing them combined, the effect is much more dramatic.
This is tenant “Wave” One of Phase One. Phase One is between now and the World Cup.
Wave one of phase one includes all the tenants we’ve signed leases with where the astronomical goal is to get them open before the World Cup – 234 days as of this writing.
Can we absolutely promise that outcome? No.
Can we commit to working tirelessly to achieve it? Yes.

Signed Leases:
- Brewhouse Pub is opening its second location. The soccer bar of all soccer bars is coming to downtown. Umberto, the owner, tells us more here.
- A kitchen counter diner offspring from General Muir fame is opening at the corner of Broad and Mitchell. (Instagram announcement here) 185 Mitchel
- KMM & Co, a hand-made, leather goods store is opening, in South Downtown on Peachtree Street. See what type of goods here.

- Bottle Rocket is moving from Castleberry Hill. See their announcement here.

- El Tesoro is opening at the corner of Mitchell and Broad. See announcement here.
Wave one signed leases are not done! We are finalizing two, maybe three more in this wave.
Opened:
- Village Books opened on Mitchell Street! Details here.
- Crates record store opened in April.
- Spiller Park Coffee is dialing up amazing coffee, muffins, and sandwiches.
- Tyde Tate Kitchen is always delicious and active!
- Atlanta Tech Village - Sylvan is filling up as I type.
- Smorgasburg Atlanta opened this past Saturday at 140 Forsyth from 11:00 a.m. to 7:00 p.m. Over 10,000 people showed up including the Mayor!

10+ Employees Commercial Tenants:
- AdPipe moved their HQ to South Downtown and raised $12M. 35 employees growing to 50 by the end of the year.
- Dr. Noze Best relocated their headquarters to South Downtown as well!
Shout out to April Stammel and Shelbi Bodner on retail leasing and the ATV Team on commercial space for running the leasing process with every tenant listed above. It has been an all hands on deck season in South Downtown.
The tenant foundation of South Downtown’s revitalization has been set. Our hard working development team is coordinating with 7 contractors, city officials, utilities, and more to orchestrate the symphony of work.
